Covenants are registered on your Certificate of Title.
A covenant can be placed on your land title to either ensure you undertake a particular activity or that you are stopped from undertaking certain activities.
These things can relate to things like:
- fencing
- building materials
- agreement to build within a specific time after purchase
- no front fences, or other specifics about fencing, etc.
Covenants can be used to ensure that the character of your neighbourhood is kept uniform.
Covenants on your certificate of title are not restricted to you personally. If you sell your property, the convenant remains and the new owner is then bound by the same requirements.
