Planning Permit Checklist - Subdivision

The following information needs to be supplied when applying for a planning permit for subdivision.

For all planning applications, you must provide:

1. An application form fully completed and signed.
2. A recent copy of Title for the land (the search should be dated not more than 60 days prior to the application), including a copy of the diagram or relevant plan of subdivision and a copy of any restriction or covenant that may affect the land . (A Certificate of Title may be obtained online Victorian Land Titles Office or by visiting the Land Information Centre located on the level 10, 570 Bourke Street, Melbourne)
3. The application fee
In addition to the above, the following must also be provided:
4. A site and context description as described in Clause 56.01-1 .  
5. A design response as described in Clause 56.01-2, including the following:  
  •  Response to relevant objectives, policy, strategies  
  •  Clause 56 response  
  •  A plan showing the layout of the subdivision in context with the surrounding area  
6. Electronic copy of fully dimensioned subdivision plan at preferred scales of 1:100 or 1:200, including the following:  
  •  The boundaries and dimensions of each lot  
  •  Area of each lot (metres squared) including any common property areas  
7. A written response against any relevant State and Local Planning Policies  
8. A written response against any applicable overlays demonstrating how the proposal satisfies the purpose, objectives and decision guidelines  
9. For subdivision applications in non-residential zones, a subdivision plan is required along with a response to the decision guidelines of the particular zone  


Please note that this checklist is for standard information required for lodgement.  Additional information may be required by the assessing planning officer after lodgement.
