Armstrong Creek - Town Centre Precinct

The Armstrong Creek Town Centre will be the commercial and social heart of the Armstrong Creek growth area.

The Armstrong Creek Town Centre Precinct Structure Plan was approved on 23 October 2014.


On 17 November 2015 the Armstrong Creek Town Centre achieved a significant milestone, with Council launching the Armstrong Creek Town Centre Implementation Toolkit.


Sustainability Management Plan (SMP)

Armstrong Creek Town Centre Sustainability Plan

A Sustainability Management Plan (SMP) is a requirement for all significant development applications within the Armstrong Creek Town Centre.

A SMP documents how the proposed development will respond to the objectives and guidelines detailed in the in the Armstrong Creek Town Centre Precinct Structure Plan and provides a key tool in facilitating the delivery of innovative and sustainable development.

The City of Greater Geelong has created the Armstrong Creek Town Centre Guide to Preparing a Sustainability Management Plan as a practical guide for both developers and the community. Each guideline is numbered to reference the Armstrong Creek Town Centre Precinct Structure Plan and assist the user.

The SMP must be prepared to the satisfaction of the Responsible Authority by a suitably qualified expert. View the Sustainability Management Plan.


3D Digital Modelling

The Armstrong Creek Town Centre (ACTC) will include some of the most significant scale and diverse developments across the Armstrong Creek urban growth area.

To facilitate the processing of these developments applications, the Urban Growth Zone - Schedule 5 ACTC includes a requirement for applicants to submit a 3D CAD drawing file of their proposed development.

These 3D files enable Council to quickly assess the impact of the proposal against previously approved developments, as well as determine any potential issues with future developments within the Precinct.
