The amendment proposes to rezone farming and rural living land to allow for future residential development.
The City has prepared Amendment C387ggee to the Greater Geelong Planning Scheme.
The land affected by the Amendment is bounded by Port Phillip Bay to the north, McDermott Road/ farming land/ Curlewis Golf Course to the west, Portarlington Road to the south and residential estates/ Jetty Road/ Hackwill Place to the east, in Curlewis.
The land area of 150 hectares forms one-half of the Jetty Road Urban Growth Area, referred to in this Amendment as Jetty Road Stage 2. The growth area is located on the western edge of Drysdale-Clifton Springs-Curlewis.
The Amendment proposes to facilitate subdivision and development of the land for housing and public open space by:
- Rezoning farming and rural living zoned land to the General Residential Zone Schedule 1 (GRZ1);
- Applying a Development Plan Overlay Schedule (DPO46) to require the form and conditions of future use and development to be shown on a plan before a planning permit can be granted;
- Applying a Development Contributions Plan Overlay Schedule (DCPO9) for the purposes of levying contributions for the provision of works, services and facilities before development can commence;
- Applying an Environmental Audit Overlay (EAO) to part of the land to manage any potential contamination; and
- Incorporating the Jetty Road Urban Growth Area Stage 2 Development Contributions Plan (City of Greater Geelong, October 2023) into the planning scheme.

The Amendment is accompanied by draft Section 173 Agreements requiring early provision of land to allow Tivoli Drive and Greenvale Drive roadworks by developers.
