Amendment C119 – Fyansford QuarryThe Amendment has been prepared at the request of Moltoni Clough Joint Venture via GHD Consultants.
The Greater Geelong Planning Scheme is proposed to be amended to facilitate a residential development of approximately 960 lots including an open space network and retail and commercial components. The Amendment has responded to the opportunity for the utilisation of a site no longer required for extractive industry purposes on the edge of the Fyansford township.
The land affected by the amendment is an area of 83.1 hectares at Fyansford bounded by the Geelong Ring Road to the west and north, the Moorabool River to the east and the Hamilton Highway to the south. About 28.0 hectares of the land is contained within a quarry, and the balance contains mainly rural properties.
The amendment proposes to rezone the land from part Special Use Zone (SUZ7) and part Farming Zone (FZ) to part Residential 1 Zone (R1Z), part Business 1 Zone (B1Z), part Mixed Use Zone (MUZ) and part Public Conservation and Recreation Zone (PCRZ); introduce a Development Plan Overlay (DPO), Land Subject to Inundation Overlay (LSIO) and Environmental Audit Overlay (EAO); and modify the Heritage Overlay (HO) applying to the site.
