Amendment C187 provides for further development of employment precinct

The City of Greater Geelong Council has adopted Amendment C187 to provide for the ongoing development of the Geelong Ring Road Employment Precinct – a 500 hectare parcel of industrial land on the northern fringe of Geelong.

Council’s Economic Development and Planning portfolio holder Cr Rod Macdonald said the amendment would provide for a number of important developments in the GREP.

“Amendment C187 provides for, amongst other things, a reduction in the minimum lot size in the Industrial 1 zone from 4,000 square metres to 2,000 square metres – this will provide greater flexibility for developers and prospective purchasers,” said Cr Macdonald.

“The amendment will acknowledge the change of name from the old Heales Road Industrial Estate to the Geelong Ring Road Ring Road Employment Precinct – or GREP.

“It will identify the location of connecting roads and retarding basins within the precinct,” said Cr Macdonald.

Cr Macdonald said Amendment C187 would incorporate a Design and Development Overlay and Urban Design Guidelines for the GREP into the planning scheme.

“The Design and Development Overlay and Urban Design Guidelines provide guidance and recommendations on preferred building styles, landscaping and set backs so that the precinct reflects the latest standards for sustainability and amenity,” he said.

“The amendment also incorporates a Restructure Overlay to provide for the rezoning of the old New Station Estate – an old inappropriate and undeveloped residential subdivision on the south eastern corner of the GREP,” said Cr Macdonald.

Amendment C187 was exhibited for public comment and submissions received were referred to an independent planning panel appointed by the Minister for Planning.

The independent panel recommended that the amendment be adopted with minor modifications.

The City of Greater Geelong Council will submit Amendment C187 to the Minister for Planning for final approval.
